Who needs an EPC?

Any property that is put on the market for sale must have a current EPC. Any landlord must have a valid EPC for any prospective tenants. Any application for the highest rate of Solar Energy Feed in Tariff must be accompanied with an EPC showing a rating of D or above.

How do I obtain an EPC?

EPCs can only be produced by a qualified Domestic Energy Assessor (DEA)

How long is an EPC valid for?

An EPC is valid for 10 years.

Is there a penalty for not obtaining an EPC if it is required?

Yes there is a fine for non-compliance, you should not market a property until arrangements for an EPC have been made.

I have a current tenant do I need an EPC?

If your tenant was in situ before 1st October 2008 you will not need an EPC, however should there be a change of tenancy than an EPC must be supplied.

Do I have to order my EPC from my estate agent?

You can obtain your EPC direct from me, many estate agents will supply one if required but it will almost certainly cost considerably more. If you are instructing an estate agent I would strongly recommend that you tell them you are making your own arrangements for the EPC. If necessary I will send a copy of the EPC direct to your chosen agent

Do I have to carry out the recommendations on the EPC?

No you are under no obligation to carry out the recommendations made. However, sometimes there are some small inexpensive changes that can be made that will have an impact on the efficiency of the property.

I rent out bedsits do I need an EPC?

If the whole property operates from a single heating unit then one EPC should cover the whole building. However circumstances can vary so I would recommend checking with the Communities and Local Government department at www.communities.gov.uk

Does the certificate need to be displayed in the property?

There is no requirement to display the certificate in the property.
