What is a
EPC Certificate?

Domestic Energy Performance Certificates are a legal requirement to have in place when you sell or let a domestic property anywhere in the UK. If your building was constructed before April 2008 it just needs a standard Domestic EPC.

If it was built after this date, or is a conversion to a dwelling from a different type of building, such as a barn conversion, and the conversion date was after April 2008, then you may need a different type of survey called a SAP EPC

EPCs are valid for 10 years from the date of issue.

 

An EPC will consist of the following information:

Energy Efficiency Rating and Score

Much like the multi-coloured sticker on new appliances EPC’s tell you how energy efficient a property is and give it a rating from A (very efficient) to G (inefficient). An EPC will give an indication as to how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be.

An EPC also includes information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating.  Even if you rent your home, you could still implement some improvements noted on the EPC, such as switching to more energy efficient light bulbs.
